Want to know what's actually scary this time of year? It's not the inflatable ghost on your neighbor's lawn. It's a buyer walking into your house, wrinkling their nose, and walking right back out.
When you stage a house for sale, you're helping buyers picture their own life there. Little things get in the way of that faster than you'd think. Here are seven staging mistakes we see all the time in Arizona homes, and how to fix each one.
1. Going full haunted house with your Halloween decor
A pumpkin on the porch is charming. Fog machines, fake cobwebs, and a graveyard in the front yard are a lot, especially in listing photos that stay online long after October 31.
The fix: Keep seasonal decor light and simple. If your photos are scheduled for October, take the big stuff down first.
2. Keeping the blinds shut
Closing the blinds to block the Arizona sun is second nature here. But dark rooms look smaller in photos and feel gloomy in person.
The fix: Open every blind and curtain before photos and showings. Turn on every light and replace any burnt-out bulbs.
3. The haunted attic (also known as clutter)
Buyers open closets, cabinets, and the garage. If everything is packed to the brim, it tells them there isn't enough storage, even if there is.
The fix: You're moving anyway, so start packing early. Clear the counters, thin out the closets, and move extra furniture to a storage unit or the garage.
4. Mystery smells
Pets, litter boxes, last night's fish tacos. You stop noticing the smells in your own home, but buyers notice them right away. Heavy air fresheners can be a red flag too, because buyers wonder what you're covering up.
The fix: Deep clean, wash the pet beds, and empty the trash before every showing. Fall is a great time to open the windows and air things out.
5. Too much of you
Family photos, the fridge covered in magnets, a big collection on display. It's your life, and it's wonderful, but buyers need room to imagine theirs.
The fix: Pack up most personal photos and collections. Leave a few neutral pieces of art so the walls don't feel bare.
6. A ghost town backyard
Outdoor space is a big deal in Arizona, so buyers pay close attention to the backyard. Dead plants, weeds poking through the gravel, and a green pool can undo all your work inside.
The fix: Pull the weeds, trim the plants, and sweep the patio. If you have a pool, keep it clean and clear for photos and every showing. Set out a couple of chairs so buyers can picture themselves out there.
7. A house that's too warm
Buyers who are uncomfortable don't stick around long enough to fall in love. In Arizona, that usually means a house that's too hot.
The fix: Before showings, set the AC to a comfortable temperature, even if you're not home. The same goes for heat on a chilly winter morning.
Does staging really make a difference?
Buyers decide quickly, often starting with your listing photos. Staging helps them see the space, not your stuff. If you want the research, the National Association of REALTORS publishes a Profile of Home Staging based on agent surveys.
The good news is that most of these fixes cost more time than money.
